RENTAL
TERMS & CONDITIONS AGREEMENT
We hope you enjoy the house and
appreciate the care we have taken to make the
villa comfortable. Please show the same level
of respect and care for the contents of the
house as you would your own.
Your payment of a deposit will be
taken as confirmation of you and your party's
understanding and acceptance of the following
conditions:
1. BOOKING THE VILLA
A booking deposit of 25% of the
total rental fee must be paid by either wire
transfer, credit card, debit card (ATM), United
States (US) issued bank check, or US cashiers
check at the time of booking. All transactions
associated with wiring or sending money will be
borne by the renter. Until such time the
deposit is received, the booking of Villa Selim
or Villa Bahce is not final. Should you later
cancel your booking, cancellation charges will
become payable in accordance with paragraph 5.
2. PAYMENT OF THE RENTAL BALANCE
Payment of the balance must be
paid by either wire transfer, credit card, debit
card (ATM), US issued bank check, or US cashiers
check at least 12 weeks before arrival (see
paragraph 4 for wire transfer information). If
the balance is not received by the due date, we
reserve the right to cancel the booking and the
deposit will be forfeited. If you book within
two calendar months of arrival date, you will be
required to pay the full cost of the property
rental fee and the breakages deposit (See
paragraph 3) at the time of booking.
3. BREAKAGE DEPOSIT
The breakage deposit of 150 GBP
(or equivalency in other currencies) must be
paid by either wire transfer, credit card, debit
card (ATM), US issued bank check, or US cashiers
check (along with rental balance) at least 12
weeks before arrival. This deposit will be
returned to you once the keys are returned and
the villa is checked for damages and losses.
This process takes approximately 2 weeks. You
must notify our key holder (property manager)
within 24 hours of your arrival should you
discover pre-existing damage. You must also
notify the property manager any loss or damage
caused by you, your family or your friends.
Should the security deposit prove inadequate to
fully cover any costs that may arise, we reserve
the right to invoice you for the immediate
payment of the outstanding amount.
4. WIRING OF FUNDS
Necessary
bank wire transfer information will be provided
to you if you choose this option for payment.
5. CANCELLATION BY YOU
If you (or any member of your
party) wish to cancel all or any part of your
booking, we must be notified of the decision IN
WRITING. The cancellation will take effect from
the day the written confirmation is received.
The following charges will be payable depending
on when the notification of the cancellation is
received:

10 and 12 weeks before arrival: 25% of the
total booking cost + 25% booking deposit

Between 8
and 10 weeks before arrival: 50% of the
total booking cost + 25% booking deposit

Less than
8 weeks before arrival: 100% of the total
booking cost
The breakage deposit will be
refunded 100% upon cancellation.
Please note that Booking deposits are always
non-refundable; unless, cancellation should
occur due to force majeure (natural disaster,
fire, flood, earthquake, etc) in or around the
Village of Gundogan (which will directly affect
Villa Selim & Villa Bahce), all deposits and
fees will be returned to you.
6. ALTERATIONS IN PLANS AFTER
FULL PAYMENT IS MADE
All reasonable requests will be
honored based on availability, as long as the
booking is in the same year. If the villa is
not available for your alternate arrangements,
the cancellation policies listed above will
apply accordingly.
7. PERSONAL SAFETY
We have to the best of our knowledge taken all
reasonable steps to ensure that the villa offers
safe and comfortable accommodation, but urge you
to take caution with child safety, balconies,
surfaces such as tiled floors that may become
slippery when
wet, fire, gas / electricity, stairs, kitchens,
bathrooms, personal safety, sun care, beaches,
swimming pools, and road safety. The
owner provides no lifeguard for the swimming
pool and therefore, guests take full
responsibility for their own safety should they
wish to use the pool.
8. LIABILITY
Neither the owner nor the key
holder (property manager) will be liable for any
accident, damage, loss, physical injury, force
majeure, expense or inconvenience whether to
person or property which the client or any other
person may suffer or incur. Should you be
concerned about incurring any damages to your
health on your vacation, we encourage you to
explore getting travel insurance from your home
country.
9. SMOKING POLICY
Smoking in either of the villas
is strictly forbidden. For those who wish to
smoke, the dining terrace and the sun deck are
the only acceptable places to smoke, and please
use the ash trays provided.
10. NUMBER OF PERSONS / REPLACEMENTS
Only the number of persons agreed
may use the property. The number of people must
not exceed 6 for Villa Selim, and 7 for Villa
Bahce. If your party size exceeds the agreed
number of people in your party at the time of
booking, there is an additional 50 GBP charge
per person per week. Should the owner or the
local representative (the key holder) find that
the number of people staying at the property
exceeds the number agreed upon in advance, you
will be charged 100 GBP per person per week for
persons over the agreed number of people in your
party. We reserve the right to levy a further
charge, which will be deducted from the breakage
deposit.
11. MINIMUM AND MAXIMUM RENTING
PERIODS
The minimum renting period is one
week. There is no maximum renting period.
Shorter stays are possible during off season.
12. ARRIVAL AND DEPARTURE TIMES
The check-in time is after
4:00pm, and the departure time is before 10:00am.
We are flexible and we will do our best to
accommodate your schedule for the time period
you booked the villa. Please note late arrivals
and/or early departures do not constitute
a reason for refund. Please confirm with us your
flight schedule as soon as it is arranged.
13. FURNITURE / CUTLERY /
CROCKERY / LINEN
Furniture, cutlery, crockery,
linen and other items are included in the
property, and all persons should show
consideration and care for all items within the
property. To prevent damage to the wood
furniture, we kindly ask that coasters be used
at all times. We reserve the right to levy a
further replacement charge (if items are lost or
damaged) which will be deducted from the
breakage deposit.
14. RESPONSIBILITY FOR PERSONAL
ITEMS
You must ensure that the property
is securely locked when not occupied during the
holiday let. Loss of any personal items from the
villa is not the responsibility of the owner or
the key holder.
15. CLEANING / MAID SERVICE
The property will be cleaned
throughout prior to checking into the villa. On
durations of 2 weeks or more, the villa will be
serviced at the expense of the villa owner
approximately after every 7 nights, unless other
arrangements are made. Each “service” is
inclusive of cleaning the villa and changing the
bed linen and towels. However, if you wish to
have cleaning service more than once a week, you
will be charged for the service. If a special
price (i.e., reduced rates, promotional offers,
etc.) per week has been arranged with the villa
owner, you will be responsible for cleaning and
laundry services, unless you agree to pay for
these services with the rates provided at the
owner’s web site. Please leave the villa in the
same condition as you find it. We reserve the
right to levy a further cleaning charge, which
will be deducted from the breakage deposit.
Please make sure to clean the BBQ and oven, and
remove all household rubbish from the villa
during your stay.
16. TELEPHONE SERVICE
Currently, we ONLY provide
Telephone service at Villa Selim. There are no
fees or charges for using this service.
Instructions for usage are provided in the
Information Resource Package. Please note that
even though it is rare, electric outages may
take place anywhere in Turkey. This may
interrupt any electric operated machines and
services, including the telephone service.
At this time, there is NO
Telephone service at Villa Bahce. However, we
are in the process of having the Telephone
service established for Villa Bahce, and
therefore, we cannot guarantee the timing of the
establishment of these services yet. Upon
availability, we will inform you as soon as
possible.
17. BEHAVIOR
The Villa Selim & Villa Bahce
community is welcoming and inclusive of
everyone. However, please use discretion
regarding the level of noise and disruption.
People choose this community for relaxation and
the comfort of beautiful surroundings. There is
no specific quiet time rule…Guests must respect
neighbors.
18. ANIMALS
Villa Selim & Villa Bahce are
pet-friendly properties. However, prior
arrangements must be made in advance, and there
is a non-refundable charge of 50 GBP per week
required. All reasonable requests will be
honored. If the property manager finds that you
have undeclared pet(s), the pet fees will be
deducted from the breakage deposit. If the
breakage deposit does not cover the total pet
fees, the extra fees will be billed to you
separately.
19. USE OF FIREPLACE
Should you choose to use the wood
burning fireplace at either villa, you will be
responsible to clean out all ashes after use.
Please make certain to open the mechanism inside
the unit to allow smoke to escape. Please leave
the fireplace in the same condition as you find
it. We reserve the right to levy a further
cleaning charge, which will be deducted from the
breakage deposit.
20. USE OF BBQ
Should you choose to use the BBQ
at either villa, you will be responsible to
clean out all charcoal after use. Please leave
the BBQ in the same condition as you find it.

21. USE OF SUN BEDS
Please use
the pool towels on the sun bed cushions if you
apply suntan oil or spray. This will help keep
the sun beds clean for the next guest.
Please
leave the sun beds in the same condition as you
find them. We reserve the right to levy a
further cleaning charge, which will be deducted
from the breakage deposit.
22. USE OF AIR CONDITIONERS
The cost of
electricity is very expensive in Turkey compared
to Europe and USA. Therefore, we kindly ask
that you please turn off the air conditioners
before you leave any room and especially before
you leave the villa for extended periods of
time. Your rental fee covers an acceptable
usage of electricity on a weekly basis. Our
property manager will be recording the usage of
electricity before you arrive and after you
leave. If the allocated amount of electricity
usage exceeds what we deemed to be an
appropriate amount on a weekly basis, we reserve
the right to levy a further charge, which will
be deducted from the breakage deposit.
